The barn and arena complex opened in 2012 and runs with a deliberate cap of five horses, kept in a 24/7 live-out model with field shelters and the option of a stall in bad weather or for illness. The property covers mixed woodlands, wetlands, hay fields, and pastures, with a 65 x 128 ft indoor arena, a heated tack room, a beginner cross-country course, show jumps, and farm trails. Outside coaching is permitted for boarders.

As with all tiers, the property caps at five horses and outside coaching is permitted for boarders who bring their own instructor.
